1 Apartment Complex Approved, Another on the Table

But opinions on the pending plan are not favorable.

A 228-unit apartment building has been approved for 740 Bridgeport Ave., effective May 17.

A deal was reached between Talbot Partners LLC and the Planning and Zoning Commission. The developer wanted to build a 262-unit building abutting Fairchild Mobile Park, on 12.85 acres on the east side of Bridgeport Avenue, according to zoning documents.

The apartments will be one- or two-bedroom units ranging from $1,400 to $1,950 a month. The units range in size from 660 square feet to 1,167 square feet.

The land currently generates $30,000 a year in taxes but will generate $400,000 with the new building, it was estimated.

There will be garage parking in addition to a parking lot, as well as a courtyard.

As a final condition for approval, the developers must submit detailed site plans within two years.

Zoning Commissioners noted that efforts to market the site for light industrial/office tenants have been "unsuccessful for years."

Hawks Ridge

Meanwhile, the zoning commission is considering whether to allow apartments on three parcels totalling 41 acres. The developer is Hawks Ridge of Shelton LLC.

The addresses are listed as 71 Long Hill Cross Road and 76 Beard Sawmill Road.

But the proposal has met with denials and unfavorable recommendations. It is not consistent with the city Plan of Conservation and Development, last revised in 2006.

It was not endorsed by the city engineer and it was denied by the Conservation Commission, according to Zoning documents.

That commission has called the proposal "outdated."
